Fire Protection

A fire that starts inside a building is almost always localized. If unaddressed, it will quickly spread and grow into a raging inferno, which can generate extreme heat and toxic smoke. This type of fire can cause catastrophic property damage and even result in the loss of life. The National Institute of Standards and Technology (NIST) released a study that indicates a building with an unchecked fire can become lethal after only three minutes.

A fire sprinkler systems works automatically to control the fire before it has an opportunity to spread. When used in conjunction with smoke alarms and other fire protection equipment, a sprinkler system can help limit property damage and potentially save lives.

At James Lane, we have assembled a fire protection services team comprised of experts in fire sprinkler installation, testing, modification, and service. We have extensive experience in servicing and installing dry, wet, deluge and pre-action systems. Our ongoing training provides a higher level of service for our customers, especially when the system is undergoing inspections and testing.

Types of Systems

In fire sprinkler systems, multiple sprinkler heads are connected to a complex system of pipes hidden behind the walls or ceilings of different rooms in the building. The pipes are made of steel or a fire-resistant thermoplastic material.

Fire sprinkler systems are categorized as follows:

  • Wet Pipe System: A wet pipe system is comprised of pressurized steel pipes that are always full of water. When a sprinkler head is activated, the water is immediately released, providing an exceptionally fast reaction time. Wet pipe systems may be unsuitable in applications where the pipes might freeze.
  • Dry Pipe System: Dry pipe systems use compressed air as a delivery medium. When the sprinkler head is engaged, the air is released and the pipe fills with highly pressurized water. Dry pipe systems are slower to react than wet systems, and the cost of a dry pipe installation is generally higher; however, they are not subject to freezing.
  • Pre-Action System: A pre-action system is triggered by a smoke detector or other heat detecting device, and water is sent into the pipes. If the sprinkler heads are triggered, the water is released in a manner similar to a wet pipe system.

Estimating and Installation

As the estimation phase begins, we use performance specifications and building floor plans to analyze fire sprinkler requirements. This includes a thorough code search, verifying the cost of materials, estimating the number of sprinkler heads and mapping the pipe routes. We also perform a hydraulic analysis and compare multiple system designs to determine the most cost effective pricing options. Our team utilizes 3D software to see any problems way in advance.

During the fire sprinkler installation stage, we dispatch our certified and trained technicians equipped with the latest advanced tools and equipment. Our primary goals are to meet the construction schedule and exceed performance standards.
